Far removed from traditional, energy-intensive, and noisy air conditioning systems, we have combined the ingenuity of historic architecture with cutting-edge ecological technologies.

Historical Wisdom: Thermal Mass and Natural Canopy
Even before discussing technology, the summer comfort of our residence relies on its historic structure. Built before 1750, the bastide boasts remarkably thick walls. These ancient stones act as a natural shield against the sun’s onslaught. This is what’s known as thermal lag: heat takes a considerable amount of time to pass through the masonry, thus preserving the interior coolness throughout the day.
To enhance this traditional design, our four-year renovation incorporated high-performance, eco-friendly insulation solutions. The walls are protected by exterior insulation made of wood wool and cork panels, bio-based materials that allow the building to breathe. The entire structure is sealed with solid oak window frames fitted with double-glazed insulating glass.
Finally, nature does the rest. The main facade of the house is gently shaded by large, century-old chestnut trees, creating a protective microclimate even before sunlight reaches the windows.

When you enter the house and our guest rooms, the sensation is striking. You immediately feel a gentle coolness, without really knowing where it’s coming from. There are no unsightly wall-mounted units, nor unpleasant cold drafts on the back of your neck.
The secret lies above your heads. Our 800 m² of living spaces are equipped with heated and cooled ceilings designed by the French company Thermacome. This radiant system diffuses a low temperature perfectly evenly across the entire ceiling surface. The human body naturally exchanges its heat with this large, cool surface, creating a feeling of absolute thermal comfort, comparable to the coolness you feel when entering a cathedral or a wine cellar.

No noise: The complete absence of mechanical ventilation guarantees nights of absolute silence, broken only by the distant songs of birds in the Vallée Verte.
Healthy air: Unlike conventional air conditioning, the air is neither circulated nor dried out. Your respiratory system is protected, a crucial detail in the world capital of perfume, where olfaction reigns supreme.
Zero mosquitoes: The system’s efficiency allows us to keep the windows and shutters closed during the hottest hours and at nightfall, keeping mosquitoes outside without compromising your thermal comfort.
Freecooling: The Alliance of Geothermal Energy and Spring Water
But how do we cool the water circulating in these innovative ceilings? This is where engineering meets the magic of our local terroir.
The Domaine de la Cascade Parfumée (Fragrant Waterfall Estate) lives up to its name. A natural spring, gushing from a tunnel carved into the rock just behind the house, flows through our property. This gift of nature provides us with an impressive and constant flow of 100 m³ per day, even in the driest summers, with an exceptionally stable temperature of 16°C.
We utilize this invaluable resource through the principle of free cooling (or passive cooling). The fresh water from the spring is used directly to cool the water circuit of our Thermacome ceilings via a heat exchanger. This process requires virtually no electricity, unlike a traditional chiller. The loop is completed with our SDEEC water-to-water geothermal heat pump, which draws the necessary heat for domestic hot water production.
It’s a virtuous circle, a complete symbiosis with the estate’s immediate environment, that allows us to offer you uncompromising eco-responsible luxury.
Water as a way of life, day and night
This ambient freshness, which contrasts so delightfully with the stifling heat of the French Riviera, extends outdoors. The night air of Grasse, purified by the altitude and the proximity of the Esterel Massif, invites relaxation.
To complete this coolcation experience, our estate revolves around water. Our guests enjoy free access to our two swimming pools and our luxurious 7-person spa, fed by water from our spring.
